About Kingswood Townhomes
We are a 90-unit quality-built luxury townhome association, located on the far east side of St. Charles, Illinois. Designed for carefree leisure living, our townhomes were built between 1996 and 1998 by Lautz Builders, locally renowned for creating high quality custom homes. The community is located within Kane County, Illinois (we abut the DuPage county line to the east).
Our three streets are named King Charles Lane, King George Lane, and King Henry Lane. They are public streets maintained by the City of St. Charles. There is also a "spur" on the north side of King George which is owned and maintained by the Assocaition.
Public schools are the top-rated St. Charles Community Unit District District 303 - St Charles East High School, Wredling Middle School, and Norton Creek Elementary School. The St Charles Library and Park District are exemplary. Shopping and lifestyle options are plentiful.

Our Homeowners Association is governed by an elected Board of Directors, and is professionally managed. External maintenance of the property is handled by the Association (landscaping, snow removal, etc.).
Residents are governed by our founding documents as well by as a set of Rules and Regulations, all publicly available for downlaod and review from this website. We are subject to the Illinois Common Interest Community Association Act. We are NOT a Condominium Association, so FHA loans are permissible.
The association owns no buildings, just common areas, and all homeowners are responsible for obtaining "HO-3" Homeowners Insurance as appropriate for a townhome, with Kingswood Townhomes Owners Association listed as a "named insured" and the policy renewal page provided to the association annually. Renters must obtain Renters Insurance. Liability (Umbrella) insurance is highly recommended for all residents.
At this time, the Association is requiring a minimum dwelling coverage of $375,000.00 for center units and $400,000.00 for end units, (including extended replacement cost coverage). The minimum dwelling coverage will be reviewed annually by the Association and increased, as dictated by the replacement cost value.
Association Dues are revised annually. Upon purchase, new owners pay a sum of $500 as a Capital Contribution to the Association.
